Process. There is hardly a comparable opportunity in the construction planning process as far as becoming intimately familiar with the characteristics of the project; modeling the project exposes many issues that may otherwise remain undetected until much later in the planning or construction process. Generally it will be in the project team’s best interest to let the structural engineer model the structure, the plumber make the plumbing model, and so on. This will lead to the best form of collaboration among the team members when all these models are combined in a viewer so that the whole team can see the results of all their work in the context of everyone’s contribution to the project.

35 36 Chapter Two Project Information Successful project management relies on access to information and its proper management. One of the chief advantages of a BIM is the fact that all the information related to a project can now be contained in, or linked to, the BIM. It is a challenge, however, to manage this complex array of information containers well. Simulation models allow for a variety of ways in which project data may be available to the user. ” The most basic model information is related to physical parameters, such as size, location, and quantity; further information will be embedded in the objects of the model, such as material specifications, model numbers, and suppliers.

The BIM concepts section of this chapter describes the nature and characteristics of the BIM, the processes involved with creating and using the BIM, and the benefits of both the BIM’s creation as well as its use. The next section of the chapter addresses the planning required to create and use a BIM successfully, including the development of goals for the purpose of the BIM, generating a set of specifications from these goals, and producing a plan for the implementation of the process. The chapter closes with a discussion of the realization of the planning phase, the selection of the project team, the deployment of the processes, and the specification of the deliverables.
